Mumbai Market Q3 2026: Record Sales But A Two-Speed Market

Mumbai recorded 72,804 home sales in January–September 2026, the best nine-month figure since 2018 per Knight Frank. Yet the market is moving at two speeds: luxury drives value while the sub-2 crore segment stays soft, and unsold homes priced 20–50 crore jumped about 70% year-on-year to 1,079 units in Q3 2026.

MMR launched 37,500 homes in Q3, up 27% year-on-year, with over 30% priced above 1.5 crore. Launches have exceeded sales for 16 consecutive quarters nationally, giving buyers more choice than at any point in the cycle.
