Festive Season 2026: Where Smart Homebuyers Are Looking

Dot Brickx

The festive season is here: buyer interest rose 8.2% quarter-on-quarter in Q3 2026 as per Magicbricks PropIndex, supply expanded 1.9% nationally, and demand outpaced listings in 10 of 13 cities. The RBI repo has stayed at 5.25% since December 2025, so rate cuts are unlikely near term — festive offers, not cheaper loans, are the real opportunity.

MMR remains India’s largest market at 34% of top-nine city sales value in FY26, and Mumbai recorded 72,804 sales in January–September 2026, its best run since 2018. Buyers also have more choice: launches have exceeded sales for 16 quarters, with inventory up 12% year-on-year across the top seven cities.

Our advice for the season: prefer ready or near-complete homes, check RERA before you pay a token, and negotiate — especially where absorption is slow. Five signs tell you whether a unit is a smart buy, and our 2026 verdict explains what the two-speed market means for you.
